Hi there,
Could anyone answer me a question regarding a semi-basement in my block of flats.
My overflow pipe has intermittently dripped onto a patch of render , and the people below are complaining that water has entered their basement. The patch of render is about 2mx3m big, and is cracked in several places, with flues and air conditioning units protruding.
Is it likely that my drip (which has dripped on and off over a few years from a cold water tank) has solely caused this? Or can I argue that the render was cracked due to something else, and was therefore not water resistant to begin with?
I realise its difficult to say without seeing the problem, but my understanding was that water ingress is only possible after the cracks have already formed.
