The day after painting the ceiling of the first floor of our condo last year the wax ring gave out of the toilet on the second floor. My paint job and the drywall in my livingroom were ruined. We had a plumber over to fix the toilet and everything after that was fine. However, recently I've noticed a black and beige substance that looks like sand that seems to be coming out of the base of the toilet. I'm hoping that please tell me what is causing this and what needs to happen to remedy this. Thank you so much.
