I'm purchasing a property and had a Homebuyer's Survey carried out. The survey indicated that fixing nails are penetrating through the felt membrane. I sent my report to a construction outfit that specialise in roofing and they spotted this, indicating it was a major concern.
The contractors have indicated to me that an entire roof refit would be required, i.e. removing all the slates, new membrane fitted, replace broken slates etc. This seems overkill to me and I'm not sure if it's really a major concern, or they're angling for a big job.
I would have thought the water ingress through the slate and nails would be minimal and could be resolved with a dab of waterproof sealant around the penetrating nails & felt membrane, but I'm not well-versed in these matters.
Does anyone have any advice? I have attached a photo of some of the nails penetrating the membrane.
